Subject: Case #6-2026 - Application of Katherine Voska, Goldberg & Radler, Inc.,216 East Main Street, Huntington, New York 11743, as agent for Adam and Chaya Aliza Karkowsky, 98 Myrtle Drive, Great Neck Estates, New York to construct exterior renovations, including a driveway expansion, decorative wall in a front yard, rear yard retaining walls, patios, shed, fence, exterior shower enclosure and artificial turf, which requires variances of the following Village Code sections: (a) 230-61(8), in that the non-conforming shower (setback of 11.83 feet) is proposed to be 10.16 feet from the property line, where 15 feet is required, (b) 230-20(0), in that the westerly side fence will have a height of 6 feet, where a maximum of 4 feet is permitted, (c) 230-21(8)(1), in that an accessory structure will have a: (i) side yard setback of 5.12 feet, where a minimum of 15 feet is required, and (ii) rear yard setback of 24.63 feet, where a minimum of 45 feet is required, (d) 230-21(8)(2), in that the height of an accessory structure will be 9.16 feet, where a maximum of 8 feet is permitted, (e) 230-8(E), in that the stone wall in the front yard will be 1.24 feet from the front property line, where a minimum of 39.43 feet is required, (f) 230- 8(1), in that the floor area will be 6,473 square feet, where the existing floor area is 6,377 square feet and the maximum permitted floor area is 5,947 square feet, (g) 230-39, in that: (i) the front yard impervious surface area will be 3,022 square feet, where the existing area is 2,387 square feet and the maximum permitted surface area is 1,148 square feet, and (ii) the total impervious surface area will be 11,930 square feet, where the existing impervious surface area is 6,693 square feet and the maximum permitted impervious surface area is 5,709 square feet, and (h) 230-61(8)(1), in that no nonconforming building or structure shall be altered, structurally changed, or enlarged in any manner which would exacerbate or increase the degree or type of nonconformity. Premises are designated as Section 2, Block 15, Lot 221 on the Nassau County Land and Tax Map.
At the said time and place, all interested persons may be heard with respect to the foregoing matters.
Any person having a disability which would inhibit attendance at or participation in the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation.
All relevant documents may be inspected at the office of the Village Clerk, 4 Atwater Plaza, Great Neck Estates, New York, during regular business hours.
