The Village follows the Building, Fire, Plumbing, Fuel Gas, Mechanical, Property Maintenance and Energy Conservation Code of New York State. Anyone contemplating construction, whether it be new construction or an alteration or renovation to an existing structure must obtain a permit from the Building Department. Please do not hesitate to contact the Building Department with questions prior to starting any construction.

All documents for construction should be prepared by an Architect or Engineer licensed in the State of New York and submitted to the Building Department for review and approval by the Code Enforcement Official. In addition, all construction must be performed by licensed Home Improvement Contractors, Plumbers and Electricians with adequate Liability and Workers Compensation Insurance. The General Contractor is required to schedule construction inspections with the Building Department. A Certificate of Occupancy or Completion is required to evidence satisfactory completion of any construction project.

The NYS Codes were adopted to protect residents against practices that can be a detriment to the health, safety and general welfare. The strict enforcement of the NYS Codes has helped maintain property values within the Village. Residents should be aware that the Code Enforcement Official is serving to protect them.

Some homes in the Village are served by sewage systems. Most of the Village is serviced by septic tanks and cesspools. A permit is required for the installation or replacement of septic tanks and cesspools.

Generator Installation Information

It is suggested that our residents install automatic standby generators on their property in preparation for periods of power outages.

The Building Department is working with the Board and the Residents to make the process of installing a Generator both safe and easy.

In order to install a Generator you need to complete a Generator Permit Application (available at Village Hall), pay the $200 Permit Fee, prepare a sketch plan of your property showing the location of the Generator on your property and provide the name(s) of your Contractor(s) and their insurance information.

Generators installed on your property must be in compliance with the Village Zoning Regulations with regard to rear, side and front yard setbacks.

In addition, there are safety procedures set by the NFPA (National Fire Prevention Association) and the NEC (National Electric Code) that must be followed when installing a Standby Generator.
